A $7 million shopping center, featuring 10 retailers, is the latest addition planned at the Austin Landing, the $150 million development off the new Interstate 75 interchange near the Montgomery-Warren county line.
Despite questions by Miami Twp. planners, RG Properties will finish the building, on the northeast corner of Ohio 741 and Austin Boulevard, by next spring, RG Properties President Randy Gunlock said last week.
So far known only as Building O, the structure will offer storefronts on all four sides, Gunlock said. It will anchor the southwest corner of a mixed-use village, much like the Greene Towne Center in Beavercreek.
Gunlock said he had several tenants lined up, but declined to identify them or the types of retail establishments he envisioned in the new building.
RG and Miami Twp. are committed to spending more than $150 million on the 142-acre Austin Landing. Centered by a park and ice rink, the village is to offer restaurants, including Rue Dumaine, as well as stores, offices, a bike path, and more than 130 residences in a modern village setting.
A 14-screen, $12 million Regal cinema, with a 60-foot glass entrance, is to stand at the north edge of the village center. The village will open in August or September 2013, Gunlock said.
Already a Kohl’s department store, and three office buildings, including the Teradata headquarters, are open along the east and west sides of the site.
By Christmas, north of Kohl’s, Kroger is hoping to open a 97,000 square foot supermarket with a U.S Bank and a fuel center.
“We are under construction with 4 walls up. No timeline on a completion date as of yet,” Kroger spokesperson Rachel Betzler said last week in an email.
By March, a 125-room Hilton Garden Inn is to anchor a $15 million complex also featuring a restaurant, lounge, indoor pool and 4,500 square foot conference center, north of the village and east of Teradata.
Building O would stand south of the Kohl’s.
Last week the Miami Twp. Planning Commission tabled consideration of RG’s final plan. A public hearing also was scheduled.
RG requested the delay after reviewing input from Miami Township staff, Gunlock said.
Calling it a “‘big box’ type store with multiple smaller tenants,” township staff said more trees and landscaping were needed to buffer the corner at Ohio 741 and Austin Boulevard. The staff report for the July 17 meeting also questioned signage needs for two major tenants, in addition to smaller businesses, and pedestrian or bicycle connections with the rest of the development.
“Staff has concerns about the overall look of the building being very similar to standard strip centers,” according to the report. “Austin Landing has always been more than a standard development, and the expectations have been higher for the aesthetic value.”
Gunlock said RG delayed consideration of the preliminary plan so it could make changes suggested by Miami Twp., some designed to make the building more a part of the overall development. Still Gunlock said the building would be completed, this fall or next spring.
